Your capsulation of the complexities when dealing with a remodel – ANY – becomes magnified when walls, cabinets, plumbing are exposed/removed! You highlighted the major topics to be aware.
I agree with major milestone progress checks with contractor/trades to ascertain any looming issues.
I have heard account-after-account of the horrors involved and were not expected nor explained by the contractor.
My observations are if a homeowner is told 12 weeks to begin-complete the remodel, multiply it by 2.0 (at least). AND factor a cost over-run for unforeseen circumstances such as, out-of-code electrical or plumbing, structural issues, moving plumbing/electrical fixtures.
